Commercial auction finance calculator
Plan a commercial auction purchase end to end: the deposit on the day, the bridging loan, stamp duty, the buyer's premium and fees, and the dates you need to hit to complete in 28 days.
Illustrative only. Rates and fees in this calculator are inputs you can change, not quoted or market rates. Real terms depend on the lender, the property, the loan to value and the exit, and are subject to valuation and underwriting.
A commercial auction timeline that completes on time
Before the auction
Send us the legal pack and guide price. We confirm appetite, get an agreement in principle and line up a valuer and solicitor.
Auction day
You exchange on the fall of the hammer and pay the deposit. We aim to instruct the lender as soon as the hammer falls, so the valuation can be booked straight away.
Valuation and legals
The valuer inspects, both solicitors work through title, searches and the lender's requirements in parallel.
Completion
The lender releases funds to your solicitor, the purchase completes and the bridge starts running against your exit.
How long do I have to complete after a commercial auction?
Most auction houses set completion 28 days after the hammer falls, though some lots allow longer. You pay a deposit, usually 10%, on the day. If you cannot complete, you can lose the deposit and face claims for the seller's costs, which is why finance should be lined up before you bid.
What stamp duty applies to a commercial auction purchase?
In England and Northern Ireland, non-residential and mixed-use purchases pay Stamp Duty Land Tax at 0% up to £150,000, 2% from £150,001 to £250,000 and 5% above £250,000. Wales (Land Transaction Tax) and Scotland (LBTT) use their own bands. VAT may also apply if the building is opted to tax.
Can I arrange auction finance before bidding?
Yes, and you should. We can obtain an agreement in principle against the legal pack and guide price, and line up a valuer, so that the lender is ready to instruct the day after the auction. That is what makes 28 days achievable.
