Commercial bridging loan calculator: FAQs

Ask about your situation
How is bridging loan interest calculated?

Bridging interest is charged monthly on the loan balance. With retained interest the lender deducts the full term's interest from the advance at the start. With rolled-up interest it is added to the balance each month and repaid at the end. With serviced interest you pay it monthly, like a mortgage.

What is the difference between gross and net loan?

The net loan is the cash you actually receive. The gross loan is the figure the lender charges against your property: the net loan plus any fees and retained interest added to it. LTV limits apply to the gross loan, which is why the gross figure matters.

Which interest option is cheapest?

Serviced interest usually costs least in total because the balance does not grow, but you need monthly cash flow to pay it. Retained and rolled-up interest suit purchases and refurbishments with no income, at the cost of a larger gross loan.

How much would a £200k bridging loan cost?

It depends on the monthly rate, the fees and the term. Enter £200,000 as the net loan with your expected term and the rate you have been offered, and the calculator shows the gross loan, total interest and amount to repay. We can then get real terms for the deal.
