About us

Commercial Property Bridging Loan is a finance arranger and introducer for bridging loans secured on commercial property. We arrange unregulated commercial bridging finance through a panel of lenders and introduce any regulated case to a firm directly authorised by the Financial Conduct Authority; we are not a lender.

Finance is indicative, and regulated status depends on your case

Any rates or terms quoted are indicative only and subject to lender approval, valuation and status. Commercial Property Bridging Loan is a trading name of Lenzie Consulting Ltd, registered in England and Wales under company number 08174104, registered office Lynch Farm, Kensworth, Dunstable, LU6 3QZ. We are a finance arranger and introducer, not a lender, and we do not provide financial, legal or tax advice. Bridging finance secured on commercial, investment and refurbishment property, borrowed for business purposes, is unregulated lending that falls outside the Financial Conduct Authority's regulated mortgage perimeter, and we arrange it directly. Where a bridging loan would be secured on a property that you or an immediate family member occupies or will occupy as a home, including a flat above a shop that you live in, it may be a regulated mortgage contract (broadly, where at least 40% of the property is used as a dwelling). We will tell you, and we introduce any case that includes your home to a firm that is directly authorised by the Financial Conduct Authority, which carries out any regulated activity and gives any required advice. We are not directly authorised by the Financial Conduct Authority ourselves. Your property may be repossessed if you do not keep up repayments on a mortgage or any other debt secured on it.
