Office floors to flats across BCP
The current BCP Council register export contains 793 commercial applications, 440 change-of-use applications and 74 commercial-to-residential proposals.
The recent examples share a pattern:
- ground-floor offices converted into three one-bed flats
- a two-storey office building becoming a three-bedroom house with no external changes
- a rear two-storey commercial building becoming a two-bedroom dwelling
- first to fourth-floor offices becoming nine flats
- unused second-floor offices in one block becoming three homes
- ground and lower-ground commercial space becoming a one-bed flat and a studio
Most of these use prior notification under permitted development rather than full planning applications.
Converting part of a building
Converting individual floors creates buildings with a mix of uses and, sometimes, a mix of owners. Lenders want to know what happens to the floors that are not being converted: whether they are let, vacant or being sold. If you are buying only part of a building on a long lease, the lease terms will matter as much as the planning.
Our pages on office to residential bridging finance and Class MA permitted development explain how lenders approach these schemes. Prior approval looks at matters such as natural light, noise and fire safety, which are especially relevant for basement and lower-ground flats.
Where several floors are converted in one building, lenders also check the shared parts: the stairs, fire escape routes and service charge arrangements all affect value and resale.
Bournemouth market data
HM Land Registry data to 30 June 2026 records a median price of £300,000 across all property types in Bournemouth, based on 3,167 transactions in 12 months, with no change on the year. These figures relate to Bournemouth itself rather than the wider BCP area and cover all property types.
As a coastal town with a tourism economy, Bournemouth also has hotels and guest houses. Lenders treat these as specialist assets with lower loan to value. See hotel bridging loans if that is your case.
Exits that suit Bournemouth conversions
Smaller office-to-flat schemes are often refinanced onto buy-to-let mortgages and held. Larger ones, such as a nine-flat conversion, are more likely to sell some units and refinance the rest. Our exit strategy guide shows how lenders assess each route.
A converted house that you or a family member will live in is a regulated case, which we introduce to a firm directly authorised by the Financial Conduct Authority.
